KeyRally reads your contracts and keeps the deal moving: deadlines, clients, signatures, listings, follow-ups and the money side. Here is all of it, in the order a deal goes.

01 / 07: Intake and review

Drop in the PDF and pick the state. The whole contract is read at once, and the review comes back with the deal's terms, its risk flags and anything left blank.

  • Terms pulled into fields

    Parties, property, price, earnest money, contingencies and dates come back as structured fields, not a summary paragraph. Day counts become calendar dates.

  • Risk flags with clause and page

    Clauses that could cost your client money are flagged with a severity and the reason, highest first. Each flag shows the clause and the page it came from.

  • Missing fields and signatures

    Required fields left blank, commonly required addenda that are absent and unsigned signature lines are listed with where to look. Risk radar adds them up across your active deals.

  • Negotiate from the contract

    Compare two to ten offers side by side, draft counteroffer language to paste into an addendum, or ask the negotiation coach. Each works from the deal's extracted terms.

02 / 07: Deadlines

Upload the contract inside a deal and each contingency period, plus closing, becomes a dated deadline you can mark complete.

  • Day counts become dates

    A period that ends on a weekend or federal holiday rolls to the next business day, and in Florida, periods of 5 days or fewer count business days only.

  • One calendar feed

    Subscribe once in Google, Apple or Outlook Calendar. The feed carries deal deadlines, buyer agreement expiries and open houses, and you can rotate the link at any time.

  • Reminders before the due date

    Once a day, KeyRally emails you about each open deadline due in the next 3 days. Clients who opted in to texts can get the same reminder.

  • A timeline for every deal

    Milestones and deadlines in date order, with a progress bar that fills as you mark each one complete.

03 / 07: Clients and portal

Give each buyer or seller a read-only view of their deal, and keep the people side of the business in one place.

  • A client portal for every deal

    Send a client a private link to their deal, good for 30 days. They see the key dates, upcoming deadlines and the documents on file, and can create an account to sign in later.

  • Clients and leads in one list

    Buyers, sellers and leads together. Open-house visitors who leave an email are added for you when they sign in.

  • Showings with feedback

    Log what you showed and when, then add the buyers' feedback while it's fresh.

  • Buyer agreements that don't lapse

    Upload a buyer representation agreement and its parties, compensation and term dates are extracted. Reminder emails go out 30, 14 and 7 days before it expires.

04 / 07: Signatures

Place the signature boxes, share a private link with the signer, and download the signed PDF.

  • Signing links, no account needed

    Place a signature box on each page you choose and create a private link for the signer, which you send by email or text. They sign on any device without an account, and the link expires after 14 days.

  • A record for every signature

    Signer name and email, date and time, IP address, how it was signed, their consent to sign electronically and a SHA-256 fingerprint of the PDF as it was signed.

  • The signed PDF

    Create signed PDF draws each signature into its box and downloads the result, ready to file wherever your brokerage requires.

05 / 07: Listings and open houses

Listing copy, social posts, a flyer, a public property page and open-house sign-in, built from the facts you enter.

  • Listing copy and posts

    Enter the address and the basics, pick a tone, and get listing copy plus Instagram, Facebook and LinkedIn posts. Property intel adds the flood zone from the federal flood map.

  • Photo enhancement and staging

    Fix exposure, white balance and verticals, or virtually stage an empty room. Originals are never overwritten, and staged photos carry a disclosure caption in the app.

  • Flyer and property page

    A print-ready flyer PDF and a public property page at its own link, with the gallery, facts and description. Unpublish it any time.

  • Open-house sign-in by QR code

    Print the QR poster and visitors sign in on their own phone, with no app or account. The roster updates on your screen as they arrive.

06 / 07: Follow-up and reviews

Drafts and schedules for the emails that usually slip, and texts only for clients who said yes.

  • Open-house follow-ups

    Draft a personal follow-up for each visitor from what they told you at sign-in. You read and send them, and they go only to visitors who ticked the marketing box.

  • Nurture sequences

    Scheduled emails that start when a buyer agreement is signed or an open-house follow-up is sent, then run on their own.

  • Review and referral asks

    Closing a deal schedules a referral ask about two weeks later and, once your review collection link or Google Place ID is set, a review ask, usually the day after. Review links are click-tracked.

  • Text updates with consent

    Texts about deal milestones and deadlines go only to clients you've marked as opted in. A reply of STOP opts them out at once, and START opts them back in.

07 / 07: Money

The numbers side of the business, from a seller's net to your quarterly estimated taxes.

  • Net sheets

    Seller net or buyer cost to close, with title, transfer tax and recording fee defaults for the 8 supported states. Export a clean PDF to hand to your client.

  • Commissions

    Gross, your split and net for every commission, with pipeline, paid this month and year-to-date totals.

  • Cash flow and quarterly taxes

    Pending commissions grouped by expected month, and a quarterly estimate of federal self-employment and income tax with a safe-harbor target.

  • Expenses and mileage

    Log expenses with receipts and trips with mileage as they happen, then export the year to CSV for your accountant.
